New Directions Real Estate Development builds housing to benefit families of moderate and low income and people with special needs. Our caring donors, investors and quality architects, contractors and skilled trades companies work together to save historic landmarks and repurpose them for decades of service as homes for great families.

Homes are more than places to sleep!  Additional community partnerships enhance neighborhoods through the creation of playgrounds, community rooms, learning centers, and community gardens.

New Directions has reclaimed from vacancy a former friary, three elementary schools, and a former hospital, all told yielding over 200 affordable and unique units. Currently in production are two new housing communities that will provide housing for elderly and disabled individuals of low income. Both of these new and exciting places will transform vacant historical buildings to benefit the community for years to come.

Tonini Station will serve people with chronic mental illness. The handsome red brick building was once the Tonini church supply store.  For over 87 years, the Roman Catholic community knew this as the special place for rosaries, bridal veils, and first communion prayer books.  Our community almost lost this treasured building, but Louisville Metro Housing Authority stepped in with an emergency roof and a hope to find a good partner.

New Directions became that partner.  This will be the latest in a series of successes with WellSpring, Inc. and upon completion, this will be another good home for folks living independently despite chronic mental illness.  Close to service providers, employers, and wonderful shopping and entertainment, Tonini Station is a much-welcomed addition to the Phoenix Hill Neighborhood.

Woodbourne House, the second development in production, is a historic Greek Revival building built 1852. Seeing a need for affordable senior housing in the community, the Douglas Boulevard Christian Church co-created a new use for what was once a plantation farm house named Briny Hall.  With New Directions and funding partners, a plan for the building and surrounding green park was conceived that saved the building for a new era of service.

Part of our Real Estate Development agenda is to renew and preserve affordable housing.

Contractors and Subcontractors: New Directions has many projects for which services of construction, rehab and repair contractors are needed. If you are a licensed contractor or subcontractor in Jefferson County, KY or Floyd County, IN, you are encouraged to submit your business information to Gus Thomas ( for consideration. New Directions especially encourages minority owned businesses (MOBs) and women-owned businesses (WOBs) and veteran-owned businesses (VOBs) to submit their business information.

In just three years, New Directions has redeveloped three of our established rental housing communities, bringing them over $12 million in improvements to recapitalize and improve 129 essential housing units.

Invited by some on the best neighborhood associations in the nation, New Directions proudly partners with Shelby Park Neighborhood Association and The Neighborhoods of Midtown.

Goals for Midtown:

  • Change the physical quality of housing
  • Increase the average sales price. Volunteers and neighborhood association members and summer interns will collect Block Conditions Survey data; MLS is used semi-annually to track value.

Goals for Shelby Park and Smoketown:

  • Reduce the amount of abandoned housing in Smoketown and Shelby Park by 8% from January 1, 2012 to December 31, 2013.  Quality of Life Action Plan Baseline: mitigate 15 vacant properties.  Volunteers and neighborhood association members and summer interns will collect Block Conditions Survey data; MLS is used semi-annually o track value.
